Jefferson Park Neighborhood

Located in the southwestern part of the city, the Jefferson Park Avenue neighborhood once had a steam rail and later an electric trolley that transported local and out-of-town visitors to the Fry’s Spring Resort.

The neighborhood was developed in part by professors, because its convenient proximity to the University of Virginia. This same area now has a high percentage of student rental properties (94%) because of this adjacency and also because of revisions to the city’s zoning ordinance in 1976 which allowed R-3 (multi-family) throughout much of the neighborhood.
